Job Description:
The Commercial Title Examiner is responsible for meticulously searching and examining real property records, issuing title insurance commitments, and handling non-insured title products. This role plays a crucial part in assisting both internal and external customers with title clearance and addressing any title-related issues to facilitate smooth real estate transactions. Additionally, the Commercial Title Examiner provides essential support and guidance to production and closing staff.
* This is a hybrid-office position and requires regular office attendance in our offices. Remote applicants are not being considered at this time. *
ESSENTIAL FUNCTIONS:
- Search of the real property records, and additional resources, to prepare title commitments and non-insured products in accordance with Company guidelines.
- Assists direct operations in all matters by responding to inquiries on transactions and providing advice and direction on general examination and commitment requirements and policy matters.
- Reviews legal documents in connection with specific transactions for direct operations. Reviews documents for legal sufficiency, including lien waivers, surveys, deeds, mortgages, court orders and decrees and curative instruments.
- Monitors state and federal regulatory and legal requirements and advises agents and company operations respecting those matters affecting them.
- Organize and execute large scale projects under supervision of senior examiners.
- Consult counsel on underwriting issues and provide coverage for customers.
- Promotes the company through participation in public relations and industry programs including legal and underwriting instruction; represents company at various trade and industry functions; participates in annual customer seminars and events throughout the region. Participates in company focus groups, task forces and panels as requested to help modify or develop company practices and policies.
- Provides support to senior examiners and underwriting counsel. Provides general training and support for other staff.
- All other duties as assigned by management.
KNOWLEDGE/SKILLS/EXPERIENCE REQUIRED:
- Minimum of five years commercial title examination and commitment preparation. Experience in Texas is required.
- Strong computer knowledge and familiarity with Microsoft Outlook, Teams, Word, Excel.
- Preferred knowledge of TitleData (TIMS), PACER and Ramquest.
- Working knowledge of real estate law and abstracting knowledge mandatory.
- Ability to search multiple, and complex legal descriptions.
- Must have ability to review Probates, Divorce and Bankruptcy proceedings in addition to Tax and District Court suits.

PHYSICAL/MENTAL DEMANDS:
- Ability to work from 8 a.m. to 5 p.m. Monday through Friday, with the ability to work overtime as requested and approved by supervisor.
- Regular consistent attendance is required including occasional attendance at after hour Company events.
- Ability to work with and manage confidential and sensitive information.
- Ability to perform under pressure and be flexible with disruptions throughout the workday.
- Ability to accept supervision.
- Ability to foster, develop and maintain professional and collaborative working relationships with peers, supervisors, outside customers, and vendors. Ability to interact effectively and professionally with all levels of management, employees, and customers.
- Must be personable, positive, and a professional representative of the Company.
Sedentary work: Exerting up to 40 pounds of force occasionally, and/or a negligible amount of force frequently or constantly to lift, carry, push, pull or otherwise move objects, including the human body. Sedentary work involves sitting most of the time. Walking and standing are required, occasionally.
