This position is classified as a Transactional Employee (TE). Transactional Employees are assigned to work on an “as needed” or project basis. The variable nature of the transactional role cannot guarantee a 40-hour work week. Transactional employees are typically designated to work on a deal or a particular client assignment. At times, work may be reduced, and there may be occasional periods of no work. Efforts will be made to assign work, but work is entirely dependent on client needs.
Essential Functions
- Underwrite residential mortgage loans in accordance with Conventional guidelines.
- Input of data and analysis of findings in Loan Prospector, Desktop Underwriter, Asset wise, other AUS engines, and OES.
- Identify and assess overall risk and potential fraud exposure resulting from clients' underlying business practices.
- Meet the minimum daily production goals and quality targets plus clearing conditions and perform within department audit standards.
- Review of credit reports to determine credit patterns, current liabilities, outstanding judgments, and collections.
- Review of residential mortgage appraisal forms and calculations of Loan to Value ratios.
- Analyze income from salaried, commissioned, self-employed, investments, fixed income sources.
- Analyze assets statements for all types of asset accounts.
- Ability to work overtime and weekends if needed.
- Perform other related duties as assigned.

- Ability audit standard full documentation program clients.
- In-depth knowledge HVCC, guidelines and requirements along with all federal, state, and local compliance regulations to include, Truth in Lending and Equal Credit Opportunity laws.
- In-depth knowledge of the total closing function to include, underwriting conditions prior to closing, closing instructions and procedures, and RESPA.
- Up-to-date knowledge in Fannie/Freddie guidelines, back-end quality control and fraud audit experience.
- Must be able to use Desktop Underwriter (DU), Loan Prospector (LP) and other LOS (loan operations systems).

Education
- High School Diploma or equivalent.
- Associate degree or equivalent industry experience required.
Experience
- 3+ years of relevant industry experience required.
- 3+ years securitization experience required.
- 3+ years of recent frontline (manual and automated) underwriting experience with Conventional, FHA and/or VA Knowledge along with A Paper, B/C Paper, Non-Confirming and Conforming, and Sub-Prime residential, Non-QM and QM products.

Work is performed in a climate controlled indoor administrative office setting. The noise level in the work environment is usually quiet to moderate, depending upon the office or meeting location.
