Primary Purpose:
Plans, manages and controls the land development activities for freight development, customer expansions and use of NS owned property, franchise expansion opportunities and warehouse development across the entire NS network. Sets priorities for the team to ensure task completion, coordinates activities to ensure optimal utilization of corporate real property for use to support freight growth and to maximize the return for the use of the real property. Coordinates travel with team members and acts as a service provider to internal and external customers.
Principal Duties:
- Manages a team of professionals to ensure that negotiations with strategic partners, customers and real estate developers yield positive freight growth for NS in return for the use of NS owned real property;
- Optimizes the utility and profitability of NS-owned real property assets by ensuring that the team is using available real estate market data to determine fair market value for lease rates;
- Works with NS commercial team members to determine appropriate land lease rates and terms to encourage freight growth and which reflect the value of the freight to the NS franchise;
- Maintains frequent contact with developers, brokers, appraisers and governmental agencies, all of which may have an impact in establishing the value of NS owned real property;
- Maintains awareness of industry trends and provides appropriate reports and data to team members for their use in development opportunities;
- Guides warehouse development strategy by overseeing formulation of the strategy to lease NS owned real property for the purpose of building warehousing to attract incremental freight for Intermodal, Automotive, First/Final Mile and Industrial Products commodity types;
- Takes the necessary steps to ensure that the team is processing all transactions in accordance with the Internal Compendium of Controls;
- Responsible for the development and training of all team members;
Job Related Experience:
Minimum Level: 2 years

Education:
